We’re Mike and Sylvia, and we’re retired—but we’re not finished.
When we moved back to this beautiful area, we were struck by how rich it is in natural resources. We’re nestled between two of the Southeast’s premier lakes, surrounded by stunning landscapes and endless outdoor recreation opportunities. It’s truly one of the most diverse and beautiful regions in the United States.
But we also discovered something surprising: there’s a distinct shortage of retirement living accommodations available. It’s information you don’t always have until you’re there—actually facing retirement and looking for your next chapter.
We decided we could do something about it.
A Community Built on Choice and Simplicity
M & S Tiny Home Community was created specifically for those who have adopted the tiny-home lifestyle—whether from an economic standpoint or by choice.
Not everyone wants or requires a large homestead to care for. Many people prefer to use their extra funds to travel, visit family, and enjoy life’s experiences rather than maintaining a big house and yard. They want to build a quieter lifestyle without added stress and financial burden.
We understand that because we’ve been there ourselves.
Our goal is to provide an option for people seeking this kind of freedom. We wanted to create a place where you can enjoy spacious lots with all the essential amenities included—water, sewer, and grounds maintenance—so you can focus on what matters most to you.

We live on the property, so you’ll see us around. We’re here to maintain the grounds, answer questions, and help build the kind of peaceful, supportive community we envisioned when we started this journey.
You choose your own tiny home builder and manage your own home, giving you complete control over your living space and lifestyle. We handle the infrastructure and community maintenance, so you can simply enjoy lake country living.
Why This Location?
We chose this spot carefully. It’s rural, quiet, and private—away from the everyday traffic—but perfectly positioned for lake access.
Dale Hollow Lake is just 12 minutes away, with Sunset Resort and Dock right in Byrdstown, Tennessee.
Lake Cumberland is 20 minutes away, with full marina access in Albany, Kentucky.
You get the peace and privacy of country living with the convenience of being minutes from two of America’s most beautiful lakes.
